custom software condition - does it work?

We are using the InstallShield Pro 2011. I am trying to use the custom software condition in a Basic Msi project to locate the install path of a software by checking the registry value. With the Create a custom software condition wizard (also the same as System Search wizard), I use Folder path, as specified by a registry entry, ...

Root: HKEY_LOCAL_MACHINE
Key: Software\xxx\yyy
Value: Install_Dir

but it doesn't work at all. Have tried several combination, it has always failed.

Is there any other way, we can check for an existing product installed by Product Code?
