Installation Location not getting changed on Modify or Update [INSTALLDIR]

I’ve created simple MSI which updates files and it works fine if the destination folder [INSTALLDIR] default value is not changed.

If I change the destination folder value my INSTALLDIR property value gets updated and works fine at the time of fresh Installation, but at the time of Update/Modify my INSTALLDIR property points to default value.

I want my INSTALLDIR property should not change at the time of Update/Modify

Any suggestion on how to get this fixed?

Note: This is not major Update, I'm just re-installing the same MSI with Updated files
